We offer a simpler & quicker solution to creative & flexible FAST Commercial Real Estate loans. Our average turn time from start to funding is 10 days to 3 weeks. Each month we have access to about $20 to $40 million in capital to place. Collateral types range from land to development projects to owner occupied to farm & ranch to income producing properties. LTV ratios range from 30% to 70% depending on the type of property.  

This simplicity and speed is expensive and we know that, but it is proven and reliable as our track record has proven. On a typical transaction rates range between 10% and 18% with 6 to 12 lender points plus 2.5 points to RC LLC depending on the strength/value of collateral. Terms are 6 months to 18 months with no prepayment penalties.  These are true bridge loans to get the job done and help the borrower move on to the next lower cost loan or sell for a profit.

3. Letter of Intent from our Investor, the Direct Lender - Borrower signs and provide a small deposit (typically $1500 to $4000) to cover site visit, site valuation (BPO or appraisal), environmental violation search, credit/background check, title report, and legal documents for closing. In the rare circumstance that the loan is not granted (i.e. Borrower overestimates the true market value), paid 3rd party invoices are provided and the unused portion of the deposit is refunded. The fairest policy in the business.

Funding Solutions for  "substandard" or "negative" credit borrowing entities.  The Lender is now able to consider funding solutions for "qualified projects" when the borrower may not have investment grade credit. This is an "interest only" loan structure with up to 50% of the principal loan amount converted to equity at loan maturity.
This "special credit facility" requires that the investor/lender receive participation of between 10% and 40% of the "profit" of any project that is accepted for funding.
These projects may include real estate, telecommunications, energy projects, mining, manufacturing or the restructure of failed projects.  The loan packages are restructured, bundled and syndicated into the secondary capital markets. The minimum loan amount is $10 million.USD.  Locations considered are Latin America, North America, Central and Eastern Europe, India and Southeast Asia.  This structure is also compatible to alternative energy projects.  We require a Summary of up to 5 pages by email or fax with data on present debt, project condition and new budget proposal.

Actively seeking private equity investment opportunities of $2M-$50M in real estate. We like investments in turnarounds, underutilized assets, and Trophy assets.  The investment type can be Preferred and/or Pure.  The most common is Preferred Equity where we get our investment back with a prescribed return within a 3 to 5 year hold period and we are out leaving the principals with 100% ownership.  Over the 3 to 5 year hold period we typically get a 1.75x to 2x return. A 2x return means if we invest $5 million we want our $5 million back with a $5 million profit in the 3 to 5 year hold period.  That equates to 18% to 33% annual ROI.  We sometimes can cap annual payouts to as low as 10%.  On a Pure Equity, we get a certain percentage of the company/property and usually a minimum ROI.  We will not 100% fund anything.  The principals should be putting in at least 15% of the total equity portion and have at least another 5%-10% in left over liquidity.  On a typical total project cost their cash invested equates to about at least 6% of the total project cost.

How to do business with us:
We are a direct lender.  We do not issue LOIs lightly. We need a very good understanding and picture of the project to issue an LOI and you can help with that.  The more supporting information you provide upfront the better.  Please send an executive summary outlining the loan request, property details, use of funds, capital stack, original purchase price or cost and date, breakdown of cash invested to date, existing liens, and exit strategy.  Also send principal bios/resumes & personal financial statements, balance sheet, financial statements (P&Ls), rent rolls, proformas, valuation and other property reports. After a deep analysis we will issue an LOI.
